Our Maintenance Agreement Includes the Following Services
COMPLETE SYSTEM
- Confirm against unusual noise & vibration
- Maintain cleanliness of equipment rooms
- Report to owner's designated responsible party upon entering & leaving premises for any possible adjustment necessary to the system
- Notify responsible party of any services or materials (excluding contract coverage) necessary to maintain system up to design performance
- Confirm general operation and condition
COOLING SYSTEM
Compressor:
- Discharge and suction pressure
- Confirm and /or adjust operation of capacity control
- Visually confirm against oil contamination
- Confirm and /or adjust high pressure cutout
- Confirm operation of oil failure switch
- Confirm operation of crankcase heaters
- Inspect shaft seal for signs of leaking
- Inspect for coupling wear
- Adjust drive belt tension & pulley alignment
- Confirm proper oil level and pressure
Refrigerant Circuit:
- Confirm operation of solenoid valves
- Confirm operation & adjustment of expansion valve
- Inspect condition of cooling coil
- Confirm operation & condition of chilled water pump
- Confirm optium refrigerant charge
HEAT REJECTION SYSTEM
Water Cooled Condenser:
- Check for waterside scaling and /or fouling
- Adjust water regulating valve for optiumum discharge pressure
Cooling Tower, Evaporative or Air Cooled Condenser:
- Lubricate bearings
- Adjust fan belt tension and pulley alignment
- Clean distributor pan or spray nozzles
- Confirm float valve operations
- Confirm bleed-off rate
- Inspect cleanliness of air cooled condenser coil
- Adjust water regulating valve for optimum discharge pressure
AIR HANDLING SYSTEM
Fan Coil Unit:
- Adjust fan belt tension & pulley alignment
- Lubricate bearings
- Confirm proper drainage of drip pans & condensate drain
Filter Section:
- Inspect condition of filters & change or replace filters as per contract agreement
TEMPERATURE & HUMIDITY CONTROL SYSTEM
- Verify operation & calibration of controls
Control Air Compressor:
- Confirm proper oil level
- Drain condensate from receiver
- Lubricate bearings
- Verify operation & calibration of pressure switch
- Verify operation & adjustment of pressure reducing valve
- Adjust drive belt tension & pulley alignment
EXHAUST SYSTEM
- Lubricate bearings
- Adjust fan belt and pulley
HEATING SYSTEM
- Confirm general operation and condition of:
- Hot water boiler
- Steam boiler
- Duct furnace
- Unit heaters
- Heat exchanger
- Electric resistance heaters
- Inspect condition of heat transfer surfaces
- Confirm proper quality of burner & pilot flames
- Confirm performance of operation controls (water make-up, operating thermostat, etc )
- Confirm operation of safety controls (low water cutoff, high limit, etc
- Inspect flue stack connection
- Confirm proper air charge in expansion tank
- Blow down boiler and low water cut off chamber
